How to Maintain Your Business’s Commercial HVAC System

Owning or managing a commercial facility in West Columbia, South Carolina, comes with a lot of responsibilities. You’re in charge of making sure all the systems are operating correctly and providing a comfortable, safe atmosphere for your tenants or employees. One of these systems is the HVAC system, which provides heated and cooled air while removing excess moisture. Make sure your commercial HVAC system is operating efficiently by keeping up with regular maintenance.

Professional Maintenance

A commercial system has different needs than the HVAC system found in your home. These units generally operate at much higher levels than residential units because they have to produce more air throughout a high-rise, industrial facility, or other commercial space. In order to keep your commercial system operating efficiently, it’s important to bring in an HVAC technician to perform routine maintenance. The heating system should be tuned up every fall, while the cooling system needs a tune-up in the spring.

During your commercial HVAC maintenance service, your technician will test the system, make sure air is flowing properly, and look for any signs of wear or damage. Additional tasks include calibrating the thermostat and other controls, cleaning and tightening electrical connections, checking the ductwork, repairing any damage, and making sure the refrigerant isn’t leaking. If the technician spots any areas of concern, they can address these with you and perform any necessary repairs to prevent a more serious breakdown.

DIY Maintenance

Along with the professional maintenance tasks, there are a few simple tasks you can do as a property owner or manager. The first is checking and changing the air filter regularly. If the filter is visibly dirty, replace it to ensure proper airflow and good indoor air quality. You can also perform some light cleaning, make sure the vents and registers are clear, and check the outdoor unit to make sure it’s not overloaded with leaves, grass clippings, and other yard debris.
